Cleaning vinyl floors: care, mistakes, deep clean

By TF Clean 4 min read

Modern vinyl and luxury vinyl tile (LVT) design floors are hard-wearing and easy to maintain; how much moisture they tolerate, however, depends on their core construction and installation method. Even so, many resilient floors look dull, grey or patchy after a few years. Usually the culprit is not the flooring itself, but unsuitable cleaning products, overdosed detergent or fine grit gradually abrading the wear layer.

Click vinyl, glued LVT or sheet PVC: which floor do you have?

The term vinyl flooring covers several types of resilient flooring: floating click-vinyl planks (on HDF or rigid SPC cores), fully bonded luxury vinyl design planks (glue-down LVT) and traditional sheet PVC. Almost all modern products feature a factory-applied polyurethane (PU) wear layer that protects against abrasion and staining.

If the manufacturer and range are known, check the care guide: it specifies which pH-neutral or PU cleaners are approved and whether a protective polymer care emulsion may be applied.

Routine maintenance: how to mop vinyl floors day to day

The single most important step is removing loose street dirt and grit regularly by sweeping or vacuuming with a soft brush attachment. Quartz grit under shoes acts like fine sandpaper and gradually dulls the wear layer along walkways. A good entrance mat traps most of it at the door.

For damp maintenance cleaning, a barely damp microfibre mop and a pH-neutral floor cleaner or dedicated PU cleaner at a sparing dose are enough, as manufacturers such as Tarkett recommend. Standing water must be avoided, especially on floating click vinyl, so moisture cannot seep into the click joints and core board.

  • Sweep or vacuum loose grit and sand regularly
  • Mop barely damp – avoid standing water on click joints
  • Dose pH-neutral or PU floor cleaner sparingly
  • Fit felt pads or soft castors under chairs and furniture

Common mistakes: grey film, soap build-up and steam mops

Abrasive scouring creams, harsh scouring pads, strong alkaline solvents or acetone permanently damage the PU wear layer. Steam cleaners are also off-limits for most vinyl and LVT floors: hot pressurised steam can swell joints, warp planks and soften the adhesive underneath.

Overdosed all-purpose cleaner, soft soap or gloss-enhancing mop additives are the main cause of a grey, slightly sticky build-up (grey haze). This film immediately attracts fresh dirt. In addition, black rubber furniture feet or rubber-backed mats can cause permanent yellow-brown staining in vinyl through plasticiser migration.

Machine deep cleaning and protective care for greyed vinyl

If a vinyl, PVC or linoleum floor looks grey, streaky or ingrained with dirt in its embossed grain despite regular mopping, a professional deep clean restores it. Old layers of care products, wax residues and deep-seated dirt are loosened using a matched floor stripper and a single-disc rotary machine (fitted with a suitable pad or soft brush), extracted with a wet vacuum and neutralised with clean water.

Depending on the flooring and traffic in a home, medical practice or shop, a protective polymer care film (matt or satin emulsion) can then be applied. It visually reduces fine micro-scratches and makes ongoing maintenance cleaning much easier. Deep gouges or cuts in the wear layer, however, cannot be removed by cleaning.
