How much does a clearance cost? Price factors and reliable quotes

By TF Clean 4 min read

Flat-rate prices for a property clearance or household dissolution say little, because two flats with the same square metre area can involve very different amounts of work. Understanding how clearance costs are made up helps you compare quotes, spot dubious providers and save money in the right places. This overview helps you prepare, whether you hire us or another clearance company.

What the price of a clearance depends on

The most important cost factor is the clearance volume, usually estimated in cubic metres (m³). Next comes the type of waste and contents: bulky waste, old furniture and household goods are disposed of differently from waste electrical equipment (e-waste), while paints, varnishes, chemicals or construction rubble require separate hazardous or specialist waste channels and fees.

  • Clearance volume in cubic metres and type of contents, including cellar, attic, shed and garage
  • Access and carrying distances: floor level without a lift, narrow stairwell, walking route and loading zone for the vehicle
  • Dismantling and strip-out work, for example fitted kitchens, wall units, ceiling panels or floor coverings
  • Sorting and proper disposal by waste fraction (scrap wood, metal, electrical appliances, residual waste and hazardous materials)
  • Desired handover condition: swept clean (besenrein), deep-cleaned or prepared for renovation and painting work

Fixed-price quote or billing by time and volume

Reputable clearance companies quote a binding fixed price after a free on-site inspection or on the basis of clear photos. This gives cost certainty, provided all auxiliary rooms and special items are known beforehand. An overlooked cellar room or heavy items such as a piano, safe or storage heaters are typical reasons for supplementary charges.

When billing by actual effort, working hours, vehicle deployment and weighbridge-verified disposal tonnage at the recycling centre determine the price. This can be fair when the scope is unclear, but makes the final sum harder to budget. In that case, ask for a realistic price range and clarify whether value credit is offered for saleable items.

What a reputable quote should include

A reliable written quote states not only a total price, but a clear specification of services. Only then can you compare estimates from different companies objectively.

  • Which rooms, cellar compartments or outdoor areas are cleared and which inventory explicitly stays
  • Whether kitchen and furniture dismantling, transport and skip or disposal fees are fully included
  • The exact condition in which the property will be handed over (e.g. swept clean including removal of nails and ceiling lights)
  • Binding execution date, expected duration and dedicated on-site contact person
  • Transparent invoice payment terms, stated VAT and public liability insurance cover

How to spot dubious bait offers

Caution is advised if a flat rate is quoted blindly over the phone without anyone asking for photos, cubic metre volume or floor level, or if a high cash deposit is demanded before work starts. Also check that the provider lists a full regional business address and legal notice (Impressum).

If a supposedly 'free clearance through value credit' is advertised, check carefully that they will not simply cherry-pick saleable items and leave you with the actual bulky waste. Also ask about disposal proof; a professional company works with certified waste management und recycling centres.

How to reduce clearance costs

The lower the volume to be disposed of in cubic metres, the lower the quote will be. Furniture in good condition and working household appliances can be sold beforehand or donated to charity shops and social organisations. Normal household waste, paper and glass can be disposed of through your regular bins in advance.

For smaller quantities in the Meißen district and Riesa, the free ZAOE bulky waste collection (twice a year up to 3 m³ for private households) is often worthwhile. And if cosmetic repairs, filling, painting and a move-out clean are planned after the flat clearance anyway, combining the order with one provider saves coordination time and duplicate call-out charges.

Get a binding cost estimate faster with photos

For a sound initial estimate, you often do not need an immediate on-site appointment. Photograph each room in daylight from two diagonal corners, open cupboard doors, and include the cellar, attic, balcony and garage.

Details of the floor level, whether a lift can be used, a photo of the stairwell and parking options outside the front door also help. Briefly mark which items should stay. With this information, TF Clean realistically calculates the effort for Riesa and the surrounding area and prepares a transparent quote without hidden extras.
