Clearance
Clearing a flat: how a clearance works
A full flat or house clearance is both physically and logistically demanding – whether ahead of a move, a transition into a care home, or before selling or re-letting a property. Good preparation organises the day around three core questions: which furniture and keepsakes are staying, what needs dismantling and disposal, and in what condition must the property be handed over afterwards?
Sort the inventory and mark items clearly with colour stickers
Walk through the property room by room before clearance day and divide everything into three clear groups: what stays permanently in the flat (e.g. landlord’s fixtures), what you or relatives are taking, and what the clearance team should remove. Coloured sticky dots with a brief key taped to the front door work best.
Take personal documents, certificates, keys, photo albums and valuables out of the flat beforehand. Checking drawers, wall cupboards, coat pockets and bookshelves ensures nothing important accidentally ends up in the bulky waste.
- Green sticker: stays permanently in the flat
- Yellow sticker: to be collected by the family beforehand
- Red sticker: to be dismantled, removed and disposed of
- Remove important documents, cash, jewellery and keys in advance
Estimating volume, dismantling and waste separation
The labour and disposal cost of a property clearance depends on the volume in cubic metres (m³) and the types of material – not merely on the floor area of the flat. A compact flat with a packed cellar cage and attic can involve far more load volume than a spacious, lightly furnished home.
Bulky wall units, bed frames, fitted kitchens, timber panelling or old carpets are dismantled on site. Wood, scrap metal, waste electrical appliances (WEEE), textiles and residual waste are separated by stream. Hazardous items such as old paint tins, varnishes, chemicals, car batteries or tyres require separate disposal routes and should be mentioned in your enquiry.
Checking carrying routes, stairwells and parking access
Most of the labour during a clearance is carrying items out of the building. Floor level, lift size, stairwell width, courtyard passages and the distance to the van or skip determine how quickly the job progresses. A photo of the stairwell and street access is therefore just as helpful as room photos.
If parking outside is tight, a temporary no-parking zone permit can be requested from the local council in advance. In apartment buildings a brief note to neighbours is appreciated, and vulnerable floors and banisters in the stairwell are protected during removal.
After the clearance: broom-clean, renovated or ready for handover?
Once everything has been cleared, all rooms, hallways, the cellar unit and the stairwell used are left broom-clean. For a formal handover to a landlord, property manager or buyer, however, ‘broom-clean’ is often only the first step: wallpaper removal, filling drill holes, repainting walls white and a full end-of-tenancy clean frequently follow.
Planning these follow-up steps from the outset allows dismantling, filling, painting and final cleaning to run seamlessly straight after the clearance without dead time.
- Broom-clean handover: completely cleared and swept through
- Ready to renovate / Renovated: wallpaper stripped, plug holes filled, walls freshly painted
- Handover-ready: including a thorough end-of-tenancy clean of kitchen, bathroom, windows and floors
