Clearance
Clearing a cellar: what the cost depends on
Without details of volume and access, no reliable price can be given for a cellar clearance. Two cellar compartments of identical floor area can involve completely different amounts of work: one is half empty with level access, the other is stacked to the ceiling and only reachable down narrow, steep cellar steps. Understanding the key price factors helps you estimate the effort realistically, compare quotes and save money.
Volume in cubic metres rather than floor area alone
The biggest cost factor in a cellar clearance is the actual volume in cubic metres (m³): how many cellar cages or vaulted rooms need clearing, how high boxes and household items are stacked, and which shelving units or workbenches have to be dismantled?
For a reliable initial estimate, photos taken from each corner showing the stack height are usually enough. Mention heavy individual items such as chest freezers, washing machines, metal racking or old stoves separately.
Access, cellar stairs and carrying distance to the van
In a cellar or attic clearance, carrying accounts for most of the working time. Narrow or winding cellar steps, low headroom, poor lighting in the corridor and a long walk across a courtyard to the street all add to the time required.
When enquiring, briefly describe the carrying route from the cellar compartment to the parking spot for the van or skip.
- Cellar stairs: width, number of steps, headroom and tight turns
- Lighting and power supply in the cellar unit and corridor
- Carrying distance from the building entrance to the street parking spot
Sorting and licensed disposal: bulky waste vs hazardous items
Over the years, cellars accumulate a wide mix of materials: old timber, damp cardboard, scrap metal, bicycles, waste electrical appliances (WEEE) and general rubbish are sorted during the clearance and taken to the appropriate recycling facilities.
Special care is needed for items excluded from normal bulky waste: leftover paint tins, varnishes, solvents, waste oil, car batteries, tyres, chemicals or rubble and leftover tiles. Mention any hazardous or construction waste in your enquiry so licensed disposal is included in the quote from the start.
Lowering costs: pre-sorting and using ZAOE bulky waste collection
Anything you sort out, sell or dispose of via household waste and paper bins beforehand reduces the chargeable clearance volume. Keeping the access path to the cellar compartment clear also saves time.
If you only have a few bulky pieces of furniture or old appliances, the municipal bulky waste collection via ZAOE is often enough in Riesa and the Meissen district: private households can register up to three cubic metres free of charge twice a year for kerbside collection (waiting time up to four weeks; current rules at zaoe.de).
If the loft, garden shed or garage also needs clearing alongside the cellar, combining everything into a single appointment saves a second vehicle call-out.
Comparing cellar clearance quotes properly
A quote is only good value when all necessary steps are included. Clarify beforehand whether dismantling, carrying up from the cellar, transport, all disposal fees and leaving the cellar cage and corridor swept clean (broom-clean) are included in the price.
Ask for a written quote that clearly states which cellar compartment will be cleared and which shelves or items are to stay.
- Carrying out from the cellar, dismantling and removal included?
- Waste sorting and all disposal fees included?
- Broom-clean handover of cellar compartment and walkways included?
- Binding fixed price or billing by time and weight?
