Renovating an empty flat: the best moment

By TF Clean 2 min read

An empty flat makes renovation easier because furniture does not have to be moved and the walls are easier to reach. Floors, windows and any remaining fittings still have to be protected. Coordinated planning helps make good use of the time between moving out and moving in.

Recording the starting condition

Before work begins, it is worth photographing every room: walls, floors, windows, doors and existing damage. For landlords this helps with later questions about the deposit; for buyers it helps with planning further work.

It also shows what is still in the empty flat: fitted kitchen, lights, curtain rails. It should be clear beforehand what stays and what is removed.

The right order

Work goes from rough to fine and from top to bottom. First come removal and clearance, then work by electricians or plumbers, followed by filling, painting and wallpapering. The floor comes last so that it is not damaged, and the final clean comes at the very end.

  • Removal and clearance
  • Electrical and plumbing work by specialists
  • Filling and repairs
  • Ceilings, walls, doors
  • Floor coverings
  • Final clean

What should be clear before starting

Electricity, water and, in winter, heating must be working. Most paints and fillers need normal room temperature to dry properly.

Add to that the key handover, working hours in the building and a place for materials and a skip. In blocks of flats, a short note to the neighbours is a good idea.
