Renovation
A surprise during renovation: what now?
Some damage only shows once the old wallpaper is stripped or the wardrobe is moved. In older flats that is normal. What matters is how it is handled: openly, with photos and with a clear decision.
Typical surprises
Under old wallpaper, plaster often comes loose or cracks appear that were hidden before. Behind furniture on external walls there is sometimes mould, and in the bathroom a leaking joint with damp behind it.
Hidden damage cannot always be detected during a site visit. If it becomes visible during the work, its condition and the next steps should be documented.
- Loose or hollow plaster under the wallpaper
- Cracks in walls or ceilings
- Mould behind furniture
- Damp patches in the bathroom
Responding the right way
A reputable firm does not simply carry on working over such areas. It shows you the find, ideally on site or with photos, explains the options and waits for your decision.
With damp and mould, the cause comes first. If it is only painted over, the problem returns. In rented flats the landlord often has to be informed in such cases.
Keeping an eye on cost and time
Additional work is recorded as a variation: what will be done, what it costs and how it changes the schedule. Work only continues once you have agreed.
That way there are no surprises on the invoice, and at the sign-off it is clear which work was originally agreed and which was added.
