Clearance
Household clearance after a bereavement or a move into care
A household or estate clearance rarely comes at an easy time for relatives. Often a family member has passed away or is moving into a care home at short notice while notice periods for the rented flat or a property sale are already running. Following a clear sequence relieves time pressure and ensures important documents and family mementos are never lost. This guide outlines the practical steps and does not replace legal advice.
Clarify authority, power of attorney and co-heirs first
Before a house clearance begins or furniture is passed on, it must be clear who has legal authority over the household contents. In a bereavement clearance, this rests with the heirs (documented by a will or certificate of inheritance). When someone moves into a care home or assisted living, the tenant’s consent, a lasting power of attorney or court-appointed guardianship is required.
Where several co-heirs share an estate, all decisions on keeping items, giving notice on the lease and commissioning a clearance should be made jointly and recorded in writing. If you are unsure about disclaiming an inheritance, tenancy deadlines or legal obligations, seek legal advice first.
Secure personal documents, certificates and valuables first
Go through the flat systematically to secure paperwork and valuables before the clearance team starts. Check drawers, lockboxes, coat pockets and between book pages as well. Key items include wills, family registers, birth and death certificates, ID documents, tenancy agreements, insurance policies, bank statements, pension notices, all keys, jewellery, coins, cash and personal photographs.
Take these documents out of the flat altogether. Many papers are still required months after the household clearance for the probate court, banks, insurers or final utility and landlord settlements.
- Will, power of attorney, civil certificates, ID cards and tenancy agreement
- Bank books, insurance policies, tax records and pension statements
- All flat, cellar, letterbox and vehicle keys as well as jewellery and cash
- Photo albums, letters, family heirlooms and personal keepsakes
Sorting household contents: keep, sell, donate or dispose of
Divide furniture and household items into clear categories before clearance day: what stays with the family, what moves into the care home room, what will be sold or donated, and what goes for disposal. Coloured sticky dots on cupboards and boxes give everyone immediate clarity on the day.
Well-kept furniture, crockery, books and clothing can often be donated to charity shops (Sozialkaufhäuser) after a quick photo enquiry. Allow sufficient time for sorting personal belongings ahead of the actual clearance date.
Licensed disposal of bulky waste, appliances and hazardous items
Everything that is not kept or passed on during a flat clearance must be separated by waste stream and disposed of properly. Fridges, washing machines and televisions go to waste electrical (WEEE) collection, old medicines are disposed of via pharmacies or municipal rules, and leftover paints, varnishes, batteries or chemicals from the cellar and garage go to hazardous waste collection.
For complete household clearances including fitted kitchens, wall units, cellar cages, lofts and garages, a professional clearance service saves days of heavy lifting – especially on upper floors without a lift or when working to a fixed handover deadline.
